These Terms and Conditions (“Terms”) govern your access to and use of https://stlpowerwashing.com and your communications and transactions with STL Power Wash (“STL Power Wash,” “we,” “us,” or “our”).

By accessing the website, submitting a form, requesting an estimate, scheduling services, or otherwise communicating with us, you agree to these Terms.

These website Terms do not replace a written estimate, work order, proposal, service agreement, or other project-specific agreement. When a project-specific agreement conflicts with these Terms, the project-specific agreement will control for that project.

1. Business Information

STL Power Wash provides residential and commercial exterior-cleaning services, which may include:

  • Driveway cleaning
  • Concrete cleaning
  • Patio and sidewalk cleaning
  • Deck and fence cleaning
  • Concrete and aggregate sealing
  • Gutter exterior cleaning
  • Commercial property cleaning
  • Apartment and HOA cleaning
  • Other related exterior-cleaning services

Service availability depends on property location, project conditions, scheduling, weather, equipment access, and the nature of the requested work.

2. Website Use

You may use this website only for lawful purposes, including:

  • Learning about our services
  • Requesting information
  • Requesting an estimate
  • Scheduling or discussing services
  • Contacting customer support
  • Reviewing project information

You may not:

  • Use the website for fraudulent or unlawful activity
  • Submit false or misleading information

A price is not final unless confirmed by STL Power Wash in a written estimate, proposal, invoice, work order, or other approved communication.

Errors in website pricing, estimates, measurements, or descriptions may be corrected before work begins.

4. Estimate Approval and Scope of Work

The customer is responsible for reviewing the written estimate or work order before approving service.

The approved document should identify the agreed scope of work. Work not expressly listed may be treated as additional work and may require:

  • Additional pricing
  • Written or electronic approval
  • A revised estimate
  • Rescheduling

Verbal discussions do not change the approved scope unless the change is confirmed by STL Power Wash.

Website Terms should not be treated as a substitute for a project-specific written agreement. Clear scope, price, exclusions, and obligations should be documented for individual jobs because Missouri consumer-protection authorities may investigate unfair or deceptive business practices.

5. Scheduling

Appointments are subject to availability and confirmation.

Requested dates or times are not guaranteed until confirmed by STL Power Wash.

Service may be delayed, rescheduled, shortened, or canceled because of:

  • Rain, storms, freezing temperatures, or severe heat
  • Unsafe wind conditions
  • Equipment problems
  • Illness or emergencies
  • Property access problems
  • Utility interruptions
  • Conditions that could affect safety or service quality
  • Events beyond our reasonable control

We will make reasonable efforts to notify the customer of scheduling changes.

Arrival times may be provided as estimated windows rather than exact times.

6. Customer Cancellations and Rescheduling

Customers should provide as much advance notice as reasonably possible when canceling or rescheduling.

A cancellation fee, trip charge, lost-deposit charge, or rescheduling fee will apply only when it has been disclosed in the applicable estimate, work order, scheduling communication, or service agreement.

Deposits, if required, will be governed by the written terms provided when the project is scheduled.

Nothing in these Terms creates an automatic renewal arrangement.

7. Property Access and Preparation

The customer is responsible for providing reasonable and safe access to all areas included in the project.

Before service, the customer should:

  • Unlock gates
  • Secure pets
  • Move vehicles when requested
  • Close windows and doors
  • Remove fragile or valuable outdoor items
  • Move furniture, decorations, cushions, and personal property when instructed
  • Notify us of security systems, locked areas, or access restrictions
  • Identify known leaks, defects, damaged surfaces, or sensitive areas
  • Confirm access to an operational exterior water source when required

If the property is not properly prepared, we may:

  • Work around inaccessible areas
  • Exclude portions of the project
  • Reschedule service
  • Charge for additional labor or a return visit when previously disclosed and applicable

The customer represents that they own the property or have authority to approve the work.

8. Water, Utilities, and Site Conditions

Unless otherwise agreed in writing, the customer authorizes reasonable use of available exterior water connections and other utilities necessary to complete the work.

The customer must inform us before service of:

  • Nonfunctioning water connections
  • Well-water limitations
  • Low water pressure
  • Electrical hazards
  • Irrigation systems
  • Septic components
  • Hidden utility lines
  • Drainage issues
  • Known structural defects
  • Other unusual property conditions

STL Power Wash is not responsible for problems caused by undisclosed defects, unsafe conditions, failing utility systems, or inaccurate information supplied by the customer, except to the extent responsibility cannot legally be excluded.

9. Surface Conditions and Preexisting Damage

Exterior-cleaning services may reveal damage or discoloration that was previously hidden by dirt, algae, oxidation, coatings, or buildup.

Preexisting conditions may include:

  • Loose siding
  • Oxidized siding
  • Faded paint
  • Peeling paint
  • Failed caulking
  • Leaking windows or doors
  • Cracked concrete
  • Spalling concrete
  • Deteriorated mortar
  • Loose deck boards
  • Rotted wood
  • Failed stain or sealer
  • Previously damaged screens
  • Brittle fixtures
  • Improperly installed materials
  • Water intrusion
  • Other age-related deterioration

The customer agrees to disclose known damage before work begins.

STL Power Wash may document property conditions using photographs or video before, during, or after service.

We may decline to clean a surface when we reasonably believe the work could create an unacceptable risk of damage or injury.

10. Cleaning Results

Cleaning results vary based on:

  • Surface age
  • Surface condition
  • Material type
  • Prior maintenance
  • Previous coatings
  • Depth and type of staining
  • Environmental exposure
  • Organic growth
  • Chemical reactions
  • Permanent discoloration
  • Structural deterioration

We do not guarantee complete removal of every stain or imperfection.

Examples of conditions that may not be completely removable include:

  • Deep oil stains
  • Rust
  • Fertilizer stains
  • Oxidation
  • Paint
  • Artillery fungus
  • Embedded tire marks
  • Permanent discoloration
  • Efflorescence
  • Chemical damage
  • Damage beneath an existing coating

We will use methods we consider reasonably appropriate for the surface and condition involved.

11. Soft Washing and Pressure Washing

Different materials require different cleaning methods.

STL Power Wash may use:

  • Low-pressure washing
  • Soft washing
  • Surface-cleaning equipment
  • Pressure washing
  • Detergents
  • Algaecides
  • Degreasers
  • Specialty stain treatments
  • Other professional cleaning processes

The selected method will depend on the surface, condition, safety requirements, and desired outcome.

Customers may not direct our technicians to use a method that we believe is unsafe, ineffective, or likely to damage property.

12. Cleaning Solutions and Landscaping

Cleaning solutions may be used when appropriate.

We may take reasonable precautions such as:

  • Pre-wetting vegetation
  • Rinsing vegetation
  • Managing runoff
  • Diluting cleaning solutions
  • Covering sensitive items when practical

The customer should identify delicate plants, fishponds, specialty landscaping, damaged vegetation, newly planted areas, or other sensitive property before service.

We cannot guarantee that every plant or landscape feature will be unaffected, particularly when vegetation is unhealthy, unusually sensitive, improperly located, or not disclosed.

13. Concrete and Aggregate Cleaning

Cleaning can improve the appearance of concrete but does not repair:

  • Cracks
  • Spalling
  • Pitting
  • Settlement
  • Structural failure
  • Surface delamination
  • Permanent stains
  • Existing chemical damage

Recently installed concrete may require adequate curing before cleaning or sealing. The customer should disclose the installation date when known.

14. Sealing Services

When sealing is included, results may vary based on:

  • Surface porosity
  • Moisture content
  • Weather
  • Temperature
  • Prior coatings
  • Surface preparation
  • Concrete age
  • Efflorescence
  • Drainage
  • Application conditions

The customer must disclose any known prior sealer, coating, paint, cure-and-seal product, or chemical treatment.

Undisclosed or incompatible coatings may affect adhesion, appearance, penetration, and durability.

Sealers can change the appearance, sheen, color depth, or traction of a surface. Sample areas may be used when practical, but samples do not guarantee that the entire surface will appear identical.

No sealer makes concrete maintenance-free, waterproof against every condition, or immune from cracking, salt damage, staining, freeze-thaw damage, or normal wear.

Any written sealer warranty will be limited to the terms expressly stated in the applicable project agreement.

15. Customer Responsibilities After Service

The customer must follow any aftercare instructions provided by STL Power Wash.

These may include:

  • Avoiding foot traffic
  • Avoiding vehicle traffic
  • Keeping sprinklers off
  • Keeping the surface dry
  • Allowing adequate curing time
  • Avoiding chemical cleaners
  • Reporting concerns promptly

STL Power Wash is not responsible for damage caused by failure to follow provided aftercare instructions.

16. Payment

Unless otherwise agreed in writing, payment is due according to the terms stated on the estimate, invoice, work order, proposal, or service agreement.

Accepted payment methods may vary.

The customer is responsible for:

  • Approved service charges
  • Approved change orders
  • Applicable taxes
  • Disclosed processing fees
  • Disclosed late fees
  • Disclosed collection costs where legally permitted

The customer must promptly report billing questions or disputed charges.

We may suspend or decline additional service when an outstanding balance remains unpaid.

17. Deposits

Some projects may require a deposit before materials are ordered or time is reserved.

Deposit terms, including whether a deposit is refundable, will be stated in the applicable estimate, proposal, invoice, or service agreement.

No deposit policy applies unless communicated to the customer before payment.

18. Complaints and Service Concerns

Customers should inspect completed work when practical and report concerns promptly.

To allow us a reasonable opportunity to review and address the issue, customers should provide:

  • Their name
  • Service address
  • Date of service
  • Description of the concern
  • Relevant photographs or video
  • Access to inspect the affected area when reasonably necessary

We may offer inspection, correction, retreatment, repair, a partial adjustment, or another appropriate resolution depending on the circumstances.

Nothing in these Terms limits rights or remedies that cannot legally be waived.

19. Telephone, Email, and Text Communications

By providing contact information, you authorize STL Power Wash to contact you regarding:

  • Quote requests
  • Appointments
  • Estimates
  • Project updates
  • Customer-service issues
  • Payments
  • Follow-up communications
  • Promotional offers when you have provided the required consent

Message frequency may vary. Message and data rates may apply.

Consent to receive marketing text messages is not a condition of purchasing services.

You may opt out of promotional text messages by replying STOP. You may reply HELP for assistance or contact us at (314) 636-2424.

Transactional communications related to an active inquiry, appointment, or service may still be sent where permitted by law.

20. AI-Assisted Communications

21. Photos and Project Information

Customers may voluntarily send photographs, videos, measurements, property descriptions, or other project information.

The customer represents that they have authority to provide those materials.

Photographs and measurements may be used to help prepare an estimate, but remote information may not reveal every project condition.

We may revise an estimate when an on-site inspection reveals conditions that were not visible or disclosed beforehand.

We will not use identifiable customer-property images for advertising without permission, except for internal documentation, estimating, quality control, insurance, dispute resolution, or legal compliance.

22. Reviews and Feedback

Customers may submit honest reviews and feedback about their experience.

Nothing in these Terms prohibits or penalizes a customer for providing an honest review. Federal law restricts standardized contract provisions that bar or punish honest consumer reviews.

We may ask permission to reproduce favorable reviews in our marketing.

We may report content that is fraudulent, unlawful, threatening, defamatory, impersonating another person, or unrelated to an actual customer experience.

23. Third-Party Services and Links

The website may use or link to third-party services, including:

Any legal proceeding arising from website use or services provided by STL Power Wash must be brought in a court with proper jurisdiction and venue, subject to any non-waivable consumer rights.

30. Severability

If any provision of these Terms is found invalid or unenforceable, the remaining provisions will remain in effect.

The invalid provision will be interpreted or limited only to the extent necessary to make it enforceable where permitted.

31. No Waiver

Failure to enforce a provision of these Terms does not waive the right to enforce it later.
